Marcia Owens

Marcia Owens is a partner in the Business Transactions Department and the Chair of the Women's Initiative at Wildman Harrold. Marcia represents clients in all aspects of real estate, from development and leasing to construction and finance. Marcia has experience in office, industrial and mixed use transactions, but has a particular concentration in retail development and leasing, representing developers, owners, investors, brokers and property managers in all aspects of a transaction. Marcia has extensive experience in real estate acquisition and disposition, including vacant, improved or income-producing assets, complex debt and equity financing, retail leasing, including the negotiation of leases with national department stores, big box retailers, junior anchors, grocery stores and national small shop tenants, and the drafting and negotiation of complex development and reciprocal easement agreements, as well as listing and property management agreements. Her experience spans the country, representing clients with transactions in states such as Illinois, Indiana, Wisconsin, Missouri, Kansas, Oklahoma, South Carolina, Texas, Arizona, Colorado, California, Minnesota, Ohio and Kentucky. Marcia not only has the technical experience necessary for a transaction, but prides herself in partnering with her clients to implement the strategies necessary to get a deal done.


Representative Experience:

  • Represented retail developer in the leasing and development of a 250,000-square-foot power center plus five outlot pads in the Chicagoland metropolitan area, including the negotiation of a ground lease with site development components and reciprocal easement and maintenance agreements with a national home improvement retailer and construction loan and mezzanine financing in excess of $40,000,000.
  • Represented a joint venture in the assemblage of 13 commercial and residential properties for the development of a regional shopping center, including the acquisition and construction financing, sale to a national discount retailer, sale of outlot pads and retail leasing.
  • Represented retail developer in all aspects of the development of a grocery-anchored shopping center in New Lenox, Illinois, including the negotiation of the purchase and sale agreement, acquisition of property, review of plat of subdivision and associated easement agreements, sale to grocery anchor, negotiation of declaration of restrictions, easements and covenants, negotiation of site development agreement for both the shopping center and the master development, negotiation of bank ground lease and disposition of project.
  • Represented owner of retail projects of various size and configuration in the redevelopment and re-tenanting of existing retail centers and the negotiation of permanent financing with numerous life insurance companies.
  • Represented national developer, owner and property manager in the negotiation of a lease with national big-box retailer.
  • Represented well-known brokerage and property management company in the negotiation of all complex listing and management agreements.
  • Represented owner of office building in the negotiation of all leases for an office building on Chicago’s Magnificent Mile.

Personal Information:

Marcia was born and raised on a small family farm in central Iowa and remains an avid Hawkeye fan. She is married with three children and resides in Glenview, Illinois, where she chairs a committee of the parents' organization at her children's daycare facility. On a pro bono basis, Marcia represents the Friends of Coonley School, a not-for-profit organization operating for the benefit of the John C. Coonley School in Chicago, Illinois.
